Exchange Flags is a true landmark office complex comprising approximately 370,000 sq. ft. within probably the best office location in Liverpool.

When we were instructed in 2015, there was approximately 150,000 sq. ft. of vacant space available, mostly in Walker House which was refurbished by UK Land in 2008/09.  We initially worked with Hudson on an aggressive marketing strategy to get the space let by breaking up the building to cater for a wider range of occupiers and raise the profile of the building.

During this period, we have undertaken 26 new lettings totalling 133,000 sq. ft. to occupiers such as DLA Piper, Bibby Group and Brookes Bell.  In addition, we have undertaken 11 lease renewal/regears involving 125,000 sq. ft. to occupiers such as Brabners Chaffee Street, Deloitte and Regus.

We worked with Knight Frank on the sale of the building in 2019, offering potential investors our microscopic knowledge of the building, the tenants and the Liverpool office market to assist in their decision making process.

We are now working with the new owners, Ashtrom, who are planning major investment on all aspects of Exchange Flags including: the front of house areas; the offices; the basement to provide cycle stores/showers; and the Flags to provide a more animated and vibrant location.
